That said, the average home price of single family home in Ada County is still around $195,000.&lt;br /&gt;It has been Almost 3 years and has probably over corrected due to the lingering recession. I would expect prices to errode more for the short term. We should see some buyers returning to the market over the next year as those people who were forclosed on or did short sales in the past will be able to get loans again. Fresh and fruity with a nice crisp finish. We did a barrel tasting during a &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;battonage&lt;/span&gt; last week and are holding out hope that it is going to rock. We (our investor Suzanne Gore) are shooting for an &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;oakey&lt;/span&gt; buttery, creamy mess. At this point it does not have enough oak, and the lees have not melted in enough yet to give it the smooth buttery mouth feel that the style demands. As this is the first time we have made a chardonnay I am not sure if our grapes will stand up to the amount of oak we are shooting for, or how long it takes on the lees to get the butter. Time will tell. Part of the fun of it all is trying to figure out the nuance's of each different grape and batch. With the help of a couple of more experienced wine makers we did an addition to remove some of the tannin that was giving it an astringent finish. It helped out as the overall perception is way smoother. I will attempt to get a couple of others to taste it and will put back on oak if they think the fruitiness up front will not be forever lost with more oak.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;span style="color:#663366;"&gt;We did another batch of &lt;span id="SPELLING_ERROR_5" class="blsp-spelling-error"&gt;cabernet&lt;/span&gt; in 09. The quality of the grapes was &lt;span id="SPELLING_ERROR_6" class="blsp-spelling-error"&gt;alot&lt;/span&gt; better than in 08, none of the mold like fungi and an overall better looking bunch of grapes. The crush was way better than last year. We learned &lt;span id="SPELLING_ERROR_7" class="blsp-spelling-error"&gt;alot&lt;/span&gt; about setting up a line and using pitch forks etc to move the grapes. the fact that we did not have to sort &lt;span id="SPELLING_ERROR_8" class="blsp-spelling-error"&gt;thru&lt;/span&gt; looking for fungi this year was a major step up. We would like to thank everyone in the crew who helped with the sorting and crushing. Even with a big bunch of folks, it is hard tiring work. thankfully we were done while the sun still shone. We have high hopes for this years batch as I spent more time researching yeast and additives. The wine is &lt;span id="SPELLING_ERROR_9" class="blsp-spelling-corrected"&gt;defiantly&lt;/span&gt; more mellow than the 08 was at this same point in time. Went with a &lt;span id="SPELLING_ERROR_10" class="blsp-spelling-error"&gt;malo&lt;/span&gt; lactic fermentation that is supposed to give a full round mouth feel. Check out the photos. Joe Bump was a long mile short of our assigned camp. While I had expected a few trials the first day, the ones we got were not the ones that I was expecting. A wrap at Sulfer Slide was a distinct possibility. Getting hung up in rock garden, coral reef or any number of other spots in the first 3 miles, yes. But none of those happened. The water held pretty well and we pushed of at just over 2.00 feet. It was plenty of water and as you will see we did not fly and took everything including the new Aire Couch! &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="center"&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size:180%;"&gt;Day 1&lt;/span&gt;&lt;/strong&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;As some had never paddled or rowed before first bend was interesting but as usual, uneventful. I thought we pretty well had the first 5 miles whipped when we got to Rams horn and realized upon hitting the eddie at the bottom that I also should have warned everyone about the rocks on the bottom right. But since I have never seen anyone have any trouble with them, I thought that it was a no brainer once past the horn. Some how, the beautiful red aire 143 demo quartered into the rock and everybody on board got real big eyes, especially grandma Ellie. Heavy boats flip really slow. I will spare the rower by keeping him anonymous&lt;em&gt;(Kent Barr).&lt;/em&gt; As Flips go it was about as easy as it gets. We lost an oar, a crate of beer, a damaged the leg on the toilet seat! If we lost anything else we still have not realized it. I paddled out and got Ellie to grab the front of my kayak and got her in to an eddy by shore. A few terse words later she let go so I could go after the boat, which was starting its journey to camp solo. Thankfully I was able to get the life line and get it to shore without to much damage to the boat, or gear. After rounding up the troops, we got her rerigged and away we went. Surely the worst was past us. But alas, Hells half mile would not keep its toungue. It was absolute mayhem. I led a perfect line and eddied halhway down on the left...... everybody decided to go right instead of making the cut back to the left. Grrrrr. I fell in line at the end of the pack after watching everybody struggle to get over the reef. I should have given a little better verbal direction before entering. Anyway to complicate things Noah was halfway out of the 2 person ik and when I reached to pull him back in, we flipped. Grrr, opps, $hxi. It is a bit of a rocky swim, lots of bedrock ledges along the sides to beat you up. Thankfully Leon helped us out and in no time we were underway again. Noah apparently felt safer on Leon's boat, cause that is were he was. Leon felt sorry for me and wanted to give me a chance to help him, paybacks and all!! So he pasted his 24 foot Aire cat sideways on the only rock in the river between hells half mile and Velvet. We did a 4 man tug of War with his cat. Velvet went great! Everybody had a good run in Velvet. Joe was getting so confident he decided to surf the hole and dropped in sideways. He front surfed, back surfed, side surfed. He was having a great time, when I noticed Tom about to drop in on his head. I waved Tom off and being the former air craft pilot that he is recognized my hand signals as go left fast. We determined later that he was unaware that joe was in the hole. Classic. About this time Joe decided he had had enough and came to join the rest of us. We wanted to camp somewere way above Joe Bump as we were tired and feeling a little abused. But as luck would have it everything was full. So left with no choice we steered a course for Powerhouse. Bill took over for Joe as his hands and arms were pretty much shot. He had a great run. I had relived Kent earlier as his hand cramped up and he was unable to row the big red machine. Running a big long rapid late in the day with super heavy boats and inexperience boatmen and women is a bad idea, but the river gods took mercey this time and allowed us to pass without taking any more prisoners. Thank you, thank you , thank you. Enjoyed a great dinner of steak, corn on the cob and onion cheese bread!&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="center"&gt;&lt;strong&gt;&lt;span style="font-size:180%;"&gt;Day 2&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;As you can see from the photo above, I did not sleep well as I suspected the integrity of the floor had been compromised as a result of a floor that was to soft. It is hard when you go with a large group and not everyone is experienced to pull it off without some incidental contact. Thankfully there is goop 2000. Industrial shoe goo that aire wisely puts in the repair kits. We tried the tape trick that aire is famous for. but they got famous for it after this boat was made because you have to patch this type of floor with conventional material and technics, from the inside. It was wet and the difficult working conditions necessitated an emergency tape job just to get on the river. It was 11:30 or later before we pushed off and Joes little cat,which was overloed with ice was loaded way to back heavy and he fell behind in the shallow riffles immediately. We stopped to look at the ne class 2 at sheepeater and rerig Joes boat. Went more smoothly after that. Every body seemed to be getting the hang of their particular craft and we rolled pretty good down to Lake creek were we got out to scout, pretty good hole on the right at the bottom even at 2 feet. I ran first and was so heavy that I could not get pulled over. So as planned we continued on down to Pistol. Apparently all went well in Lake as everyone was right side up entering Pistol. At some point in time since I had run last the right hand low water shot has narrowed down alot at the bottom and there was just enough room to squeezed the 143 through. I waved everybody else left before I entered as I could not tell how wide it was and there is a little wrap rock that I feared someone would decie to broach on. They had no idea that the real steep but short drop awaited them on the left and everybody had great runs and lots of fun! We stopped here for lunch and were visited by an echo terrorist who kept tossing his tomato scraps in the bushes, but a smack along side the head and we got that straightened out. Even burned, what a great camp, cliffs fishing shade and sand! At 4 oclock and still having 9 miles to go, we cut the cliff jumping short and headed for camp at Little Soldier! Always one of my favorite camps there are two trees that have washed up on the beach impacting the usable area. I will highlight a few of the more well known and outline some other &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;opportunities&lt;/span&gt; in some less famous locals. I will break down the areas and options based on distance from town.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Within 1/2 hour of town:&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Main Boise in town is a great spot to get in a quickie after work at lunch or between chores on the weekend! There are both rainbows and browns as well as some hatchery fish as well. &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;Periodically&lt;/span&gt; the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;Idfg&lt;/span&gt; release &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;stealhead&lt;/span&gt; and salmon. Generally not world class, but there are some nice fish. Ed Hedges caught a giant brown(29 lbs. there abouts) on a crane and cable rig in front of Boise State some years back, but 20&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;ish&lt;/span&gt; is more common. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Ponds around town hold hatchery trout as well as sun fish. Some &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;subdivisions&lt;/span&gt; have ponds with sun fish and bass as well.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Lucky Peak, Generally better trolling.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Lake Lowell. Large mouth and small mouth bass. You can hit it when they are spawning with a popper for some good top water action.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Snake river from &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;cj&lt;/span&gt; strike to &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;brownlee&lt;/span&gt; is great small mouth fishing. rumor has it mid to late summer float from Swan Falls Dam to Celebration Park with a couple of hopper patterns will wear you out on 12-14 inch &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_8"&gt;smallmouths&lt;/span&gt;.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Within 1/2 hour to an hour and a half of town: &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Middle Fork of the Boise above &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_9"&gt;arrowrock&lt;/span&gt; reservoir is a quality section, smaller free stone river that is one notch below world class.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;South Fork of The Boise Between Anderson Ranch dam and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_10"&gt;Arrowrock&lt;/span&gt;. There are two sections, the flat water down to &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_11"&gt;Danskin&lt;/span&gt; bridge and the canyon section from &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_12"&gt;Danskin&lt;/span&gt; bridge to bridge by willow creek. When the upper section is right it is about as good as it gets. Large feisty rainbows are common to 22 inches. The canyon section is great fishing for the first several miles and then it is on and off as the canyon tightens and widens for the last 12 miles. Fun run with a great combo of fishing and rapids. One solid class 3 and several class 2 plus mixed with numerous class two stretches. Great &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_13"&gt;overnighter&lt;/span&gt; or day trip. Salmon flies, cicada, hopper, pink &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_14"&gt;alberts&lt;/span&gt; and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_15"&gt;caddis&lt;/span&gt; dominate here. Bring a sling for your casting arm just in case you hit it right!!&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_16"&gt;Owyhee&lt;/span&gt; river in Eastern Oregon, It looks like bass water but is loaded with sizable rainbows and browns. Good wading stream. Again when it is right what more do you want. Lots of 20 inch fish, and beautiful desert scenery. And you can be home by midnight!&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;With in an hour and a half to three hours of Boise.&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;Sun Valley area has The Big Wood and Silver Creek. The wood as it is known locally is a freestone river with good hatches and feisty rainbows. I think there are browns down low in the fall. Silver creek is a famous spring creek with browns and rainbows. The clear slow water and heavy fishing &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_17"&gt;pressure&lt;/span&gt; dictate small tippet and flies and precise &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_18"&gt;presentations&lt;/span&gt; to be successful.&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;High mountain lakes, from the Trinities on the southern end, up through the Smokey's, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_19"&gt;Sawtooths&lt;/span&gt;, White clouds. Around to the salmon river mountains and the high lakes east and west of McCall, All have numerous lakes with rainbows, cuts and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_20"&gt;goldens&lt;/span&gt; of various sizes. There is nothing like the feeling of discovering a monster trout cruising the shallows of one of these hidden gems. Not sure that is a good thing.&lt;br /&gt;&lt;br /&gt;Apparently more people were born than died. As the number of people who moved here and bought a house was slim and none. The prices on Boise Idaho real estate have slipped across the board. More further out(Canyon County and Star) and less closer in(Northend and Bench). But overall we are back to roughly the same prices we had in 2004-05. The Snake River Valley ava is huge and there is always property available that would work great for your new Snake River Valley Idaho vineyard and winery.The Ava runs from near Twin Falls all the way down river into the canyon below Farewell Bend. That is a big chunk of country. If you are looking for some rocky knob to create your dream, give us a call 1-888-722-6453!&lt;/strong&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="left"&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="left"&gt;&lt;strong&gt;The Cabernet Savignon grapes pictured above are our first stab at wine from "scratch". We bought a home wine making kit for Christmas last year and experimented with that and several other types of concentrates. They put the must in a vacuum and it will boil at like 100 degrees. Those were fun but from here on out it is the real thing. While we had some ok success with the concentrates it is quite a bit more difficult getting the acid and ph levels set so that the quality is acceptable. With the grapes, in a perfect world, it kind of makes itself and you become a bit of a materials handler with a set of parameters that you must stay within if you hope to have something worth the time and effort.&lt;/strong&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="left"&gt;&lt;strong&gt;We arranged with a local vineyard to buy a ton of grapes. We pick them up in the last few days of October and raced home to crush as fast as possible. With the rudimentary equipment that we had it took about 8 hours to crush the 1 ton of grapes and turn it into must. Tired and sticky, we shower and did the post crush crash!&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;I wanted to do the primary fermentation in the barrel but did not want to take the risk of not being able to get them put back together, so we used plastic food grade 55 gallon containers. The day after the crush we pitched the yeast in and were on our way from grape juice to wine! With in a couple of days we were bubbling away! Twice a day we punched down the cap of grapes that float to the surface. Once the cap stops rising it is time to press the grapes.&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;The press I rented locally was pretty dirty and I could not bear to put my precious baby through it without stripping it down. So we decided to forgo quantity for quality and just did free run. Free run is just the juice that is free of the skins and when strain with a large strainer naturally "runs out". We did do a little manual pressing, but still probably lost 15-20% of the wine to the skins. We ended up with about 110 gallons that was racked into 27 gallon Hungarian oak barrels. Having never done this before, we tasted it but were unsure if it was going to be any good or not. It was real puckery. Kind of like drinking a sweet tart. It has finally started to mellow out and in the last few weeks is showing signs that maybe it is better to be lucky than good. &lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;strong&gt;What's next? Not sure. Because of the small barrel size and the fact they are new barrels, I am not sure how long I will be able to leave the wine on the oak. I have read or been told a year should be ok but have also seen in writing 6 months. My storage facility is just a tiny spot under the stairs that we squeezed 4 barrels in, so I do not have room for anymore in the climate controlled area. I was thinking about getting a neutral barrel and putting this wine in that just before the next crush. At that point I think I could leave it in my garage over the winter and do a natural cold stabilization of sorts(process normally used on whites to remove bitartrate crystals). Then bottle next spring as the temperatures start to rise. What will they think of next.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;IHFA’s Down Payment Assistance Tax Credit Advance&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;The American Recovery and Reinvestment Act of 2009 provided a federal income tax credit for first-time homebuyers of 10% of the sales price, up to a maximum of $8,000. This tax credit is available to qualified homebuyers who purchase a home by December 1, 2009. In order to help buyers monetize this tax credit for down payment and closing costs when they purchase a home, Idaho Housing and Finance Association (IHFA), through its IdaMortgage lending program, is offering a special short-term Tax Credit 2nd Loan to qualified buyers.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;In conjunction with an IdaMortgage loan, a subordinate loan will be offered to qualified first-time homebuyers in the amount not to exceed 5% of the sales price or $7,000. A fee will be charged of $250 with $150 refunded upon repayment of the loan on or before the loan due date. The loan will accrue interest at 3.0% with a due date of July 1, 2010. The Tax Credit 2nd Loan is expected to be paid off from the borrower’s tax refund obtained through the application of the federal tax credit. The borrower must be a first-time homebuyer and qualify for an IdaMortgage loan. If the homebuyer defaults on the loan and cannot repay at that time, IHFA has the option of pursuing foreclosure as described in the deed of trust, or modify the loan to amortize over the remaining term of the first mortgage loan at an interest rate of 3% higher than the first mortgage rate.&lt;br /&gt;Borrower qualifications are:&lt;br /&gt;1) Must be a first-time homebuyer,&lt;br /&gt;2) Must have a FICO score of no less than 640, and a total debt ratio of no more than 45%, (NOT including this second mortgage loan payment). Everyone get down on one knee and promise to buy a rental house this year. Or buy anew house and make your current house a rental. It seems as though we may have about hit bottom. The numbers and the statistics point that way. &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;Forclosures&lt;/span&gt; are slowing, sales were up in A&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;pril&lt;/span&gt;, rates are low and will probably remain there. If you still have a job and want a bigger house, this is not a bad time to try and play the real estate shell game. yes you have lost &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;a lot&lt;/span&gt; of equity, but so has the one you want to buy. One result of the high numbers of short sales and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;forclosures&lt;/span&gt; is &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;a lot&lt;/span&gt; of people who can not buy for two years. In Boise Idaho real estate lingo they are renters. While the rents in meridian are pretty stagnant, those in close in Boise seem to be climbing a little, or at the very least solid. So it may be a good option to rent out the home you are in and make the move to your new home, wait til the market comes back and sell the rental. &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;Fha&lt;/span&gt; loans require only 3% down, so it is a pretty affordable way to buy a new piece of Boise Idaho real estate and possibly make something on your current &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_8"&gt;home in&lt;/span&gt;
