How do you know if the agent you are working with is working for you?
When you decide to purchase a home in the Boise area, there are always two agency relationships involved: Seller's Agency and Buyer's Agency. The person who's name is on the sign in the yard is the sellers agent and represents the interests of the seller. This persons job is to take as much of the buyers money as they can and give it to the seller.
If you buy that home without hiring someone to represent your interests as the buyer, you are potentially doing yourself a great disservice. In Idaho, if you have not signed an exclusive buyers agency contract no one is working for you, only with you. Mike has represented 100's of buyers in the past. This gives Mike both the knowledge and experience to help you in avoiding the pitfalls and stress associated with a move across town or across the country. When you hire a buyers agent it is their job to keep as much money in the buyers pocket as possible and try to get the buyer the best price they can.
And remember the seller has already offered to pay the sales commissions for both the seller's agent AND a buyer's agent - so as a buyer, you can hire your own agent to represent your interests for free! With all that's at risk, you need a buyers agent to represent you... and since it won't cost you anything - you have nothing to lose and everything to gain!
