What is the reality of house hunting in this type of market, and how aggressive do you have to be to in order to get your offer accepted? Once you find a home you love, how long do you have to decide to make an offer? Will there be more than 1 offer? Will you have to pay more than the asking price? These are all great questions and the answer’s are not long and yes! For those homes that are priced to sell the fact is the demand is so high that a large portion of homes listed are under contracted in the Boise real estate market and the Meridian Mls go pending before they have been in the mls for even 2 weeks. In a recent search of homes listed for sale in the Meridian Idaho Mls since June 1, thirty five percent are pending.

Many of these homes most probably sold for over the asking price and had multiple offers. When a new listing hits the market and the price is reasonably in a hot market like ours, you need to be educated and be able to make snap decisions with regards to value and what is and is not a good deal. Many buyers are up to speed and ready jump on the next good one that comes along. Some of these homes were purchased by buyers who lost out on other homes last week or last month. After getting beat out once or twice buyers get tired of waking up only to find that they are still house hunting instead of picking a home inspector. Don’t let this be you. Many inexperienced buyers agents get hung up on getting a deal rather than getting the deal put together. There are buyer’s out there that have made offers on one or more homes and still do not have one under contract. They are stressed out and tired of looking and finding out everytime they find a listing and get ready to go look it is already sold.
