The small yard means that the builder is able to offer the home buyer in Hazelwood a higher quality finish than if a higher percentage of the overall cost went in to the lot rather than the house. What happens is that a clay layer in our soil does not allow the rain or drainage from sprinklers to permeate down into terra firma. The water flows along the top of the clay. The clay layer may be 1 foot underground or 8 feet. If it is one foot underground and the clay layer slopes towards your house you may end up needing an expensive drainage system. While the neighbor next door is just fine. On existing homes a lot of times you will find the drainage system is in, or there is no problem! A lot of my favorite subdivisions are the ones that have homes in the three to ten year old range. Lochsa Falls, Bridgetower, Paramount, all the Spurwing developments to the north, Alpine Point, Settlers Bridge and champions park to the east, and south of the freeway Observation Pointe, Bear Creek, and Tuscany are all great.
