Read More....to the old town cottage, estate style mansions along the Chinden corridor and let us not forget the new homes of yesterday which are the existing home market of today. Any and all of these occasionally come in the form of a short sale or even a bank reo or repo. Over the years we have helped buyers and seller with all types of real estate in Meridian and we would love the opportunity to help you!

ike & Erica Carr Family Photo Circa 2007Many Meridian new homes feature high quality finish work and extras not found in some other areas of town. Granite counters, crown molding and solid surface floors permeate the market. Of course there are some square footage builders that build on volume and are not so worried about quality, but giving you a great value by downgrading the finish materials with more vinyl and less tile, carpet instead of hardwood floors. That said it does not mean they are bad homes, just build for a buyer on a budget that still needs the space. How about the yard size of homes in meridian. Heritage Grove the newest over 55 community in Meridian has small yards requiring little maintenance, Hazelwood is the opposite of the tract square footage builder and while not an over 55 development it has smallish yards and a mix of single levels and 2 story homes that are perfect for the active older couple or a family that wants freedom to go enjoy all Meridian has to offer without all the work associated with the homes with large yards. The small yard means that the builder is able to offer the home buyer in Hazelwood a higher quality finish than if a higher percentage of the overall cost went in to the lot rather than the house. Along the Chinden road corridor you will find 1 acre estate lots for sale that give the elbow room to roam, but dictate a lawn service or riding mower for the kids to tackle the yard of yards! We have sold literally hundreds of brand new Meridian Homes Over the years and would love to help you find one that is perfect for you. To be builts, under construction, or already completed, we are standing by. Our Instant Access Agent is standing by to show you one right now!

Boise Train Depot & Events CenterThinking of getting a good deal on home for sale in Meridian? Existing homes for sale in Meridian are the ticket for the budget conscious home buyer. Just like new cars, the home with a few miles and a door ding or two is going to be less expensive than driving the new one off the lot. That said there are a lot of advantages to buying a home in meridian that might need a little work. A little hustle and elbow grease can go a long way towards increasing the value and putting a little jingle in your homes equity. In addition one of the issue with new homes in Meridian is water penetration under or through the raised perimeter foundation. When you buy a new home, you are at risk of this happening for a year or longer. There is no way to tell which new homes will have the problem until all the neighbors are in and everybody has run the sprinklers all summer and you have been through a winter storm season. What happens is that a clay layer in our soil does not allow the rain or drainage from sprinklers to permeate down into terra firma. The water flows along the top of the clay. The clay layer may be 1 foot underground or 8 feet. If it is one foot underground and the clay layer slopes towards your house you may end up needing an expensive drainage system. While the neighbor next door is just fine. On existing homes a lot of times you will find the drainage system is in, or there is no problem! A lot of my favorite subdivisions are the ones that have homes in the three to ten year old range. Lochsa Falls, Bridgetower, Paramount, all the Spurwing developments to the north, Alpine Point, Settlers Bridge and champions park to the east, and south of the freeway Observation Pointe, Bear Creek, and Tuscany are all great. Of course we will help you in the hundreds of other subdivisions and we promise to try and educate you on Meridian real estate and the pros and cons with each home and area so that you can make a great decision on your new home in Meridian.
